The short-term-rental market is no longer rising evenly: AirDNA describes a K-shaped market in which luxury properties outperform budget supply. Airbnb reports that nearly 60% of EU guest nights in 2024 were outside cities and rural family bookings rose by more than 200% from 2019 to 2024. These are directional global signals, not a Kenya forecast.[5, 8]

Wellness travellers pay a measurable premium: in 2024 international wellness travellers spent 38% more per trip than the average international tourist, while domestic wellness travellers spent 137% more. African luxury operators increasingly combine privacy, nature, culture and restorative programming.[4, 9]
East Africa
Leading regional collections merchandise private houses as complete experiences—high-touch service, chef-led food, nature, art, conservation and wellness—rather than as bedroom inventory. This supports an exclusive-use narrative, but the commercial premium must be validated against local comparables.[9]
Kenya
Kenya’s draft 2025–2030 tourism strategy records about 2.4 million international arrivals, KES 452.2 billion in earnings, 5.17 million domestic bed-nights and roughly 643,595 meetings, incentives, conferences and exhibitions (MICE) arrivals in 2024. It explicitly identifies Naivasha/Nakuru for convention-bureau and regional conference development.[3]
Naivasha
Great Rift Valley Lodge already supplies the credible anchors: an 18-hole golf course, meeting facilities, family activities, security and proximity to Nairobi. Kenya’s short-term-rental (STR) supply grew much faster than revenue in 2025, so competing as another undifferentiated listing is unlikely to protect yield.[6, 7, 11]
